Good evening and welcome to the City of Denton's Planning and Zoning Commission meeting for Wednesday, May 10th, 2023. With a quorum present, I will call us to order at 6.30 p.m. Let the record show that Commissioner Smith is absent at this time. First order of business is Pledge of Allegiance to the U.S. and Texas Flags. I pledge allegiance to the Flag of the United States of America and to the Republic for which it stands, one Nation, under God, indivisible, with liberty and justice for all. On the Texas Flag, I pledge allegiance to thee, Texas, one State, under God, one, indivisible. Thank you. Next item on our agenda is Citizen Comment for Consent Agenda. I don't have any cards in front of me. Is there anyone wishing to speak on the Consent Agenda? Seeing none, we'll move to the next item, which is Clarification on the Agenda for this evening. Commissioners, is there any questions, any clarification needed for tonight's agenda? Okay. Very good. Moving on to our next item, which is the approval of the April 26 P&Z meeting minutes. Commissioner Villarreal. I move approval of the minutes. Commissioner Cole. Second. Okay. We've got a first and a second for approval. Any discussion? Okay. Seeing none, let's go ahead and vote on the board, please. That motion carries 6-0. That will move us to Consent Agenda this evening. Commissioner Villarreal. I move approval of the Consent Agenda. That will take us to our items for individual consideration. We have one this evening. It is PP220021C. Ashley, I believe, is bringing up that item, and Julie will speak on that item for a moment. Good evening. Julie Wyatt, principal planner with the city of Denton. This is PP220021. This might look familiar to you. You have seen it a couple of times, both the specific use permit for the multifamily use as well as the preliminary plat. They do have a couple more items they need to address, in particular the tree preservation plan. It is under review, so staff is recommending denial of the request. I'll be happy to answer any questions. Thanks, Julie. I do not see any questions. Commissioner Anderson. I make a motion to deny. Commissioner Villarreal. Second. Okay. That will take us to our Planning and Zoning Commission matrix, and I will let Julie take it from here for a moment. Thank you. All right. I don't have any updates on the specific items on the matrix, but I did want to point out a couple of things that might be of interest to you. If you remember a plan development that came before you in March, I believe it was March 15th, PD 21-0007. That was that PD at Sherman in the Loop. They did withdraw that request. It was on the council agenda because it had been noticed, however, they withdrew it, so it was not considered by council. Also the DCRC, the Development Code Review Committee, they are reviewing our regulations related to group homes, elderly homes, and community homes, and went through a lot of that information earlier this week. We're going to continue it in a couple of weeks. No items coming forward as of yet, but they'll be coming forward very soon. That's all I have. Thanks, Julie. Is there anything to add to the matrix?
