We will call the meeting at 5.30 sharp because we're so on top of it. After determining that the quorum is present, I hereby call this meeting of the City of Denton Zoning Board of Adjustment into session. The Zoning Board of Adjustment of the City of Denton, Texas will convene its regular meeting at 5.30 p.m. Item one on our agenda is the U.S. and Texas Pledge of Allegiance. I pledge allegiance to the flag of the United States of America and to the republic for which it stands, one nation under God, indivisible, with liberty and justice for all. Honor the Texas flag. I pledge allegiance to the Texas, one state, under God, one, indivisible. Prior to commencing this meeting, I'd like to review our meeting format for the benefit of those in attendance. The board consists of seven regular members and three alternates. The members of the Zoning Board of Adjustment are residents of the City of Denton. We serve voluntarily and have been appointed to our positions by the City Council. It takes six votes to authorize a variance from the city's zoning or sign ordinances. If there are any members of the public who wish to speak on an item, please fill out a blue card and hand it to Carlin. We will now commence with our regularly scheduled agenda. Item 2A is ZBA 25-015 to consider the approval of the June 23rd, 2025 minutes. Each member of the board has been provided with a copy of these minutes. Are there any corrections, additions, or deletions to these minutes? Seeing none, I would entertain a motion. I make a motion to approve the minutes. I second it. Thank you very much. Any discussion? Item 2B is ZBA 24-013 to consider approval of the 2026 Zoning Board of Adjustment meeting calendar. Can we go back one item? There was a slight minute shilling in again, so I just want to note that these will be coming back at the next meeting, because the backup posted minutes for different boards meeting internally. So this is something to notice. Unless you want to print them out? Unless we were reviewing them. It has to be passed through its legislation. So the public can see them? Yeah. Okay, sure. So you'll see it handwritten in December. That's just a note to self-printing. I'm sorry. Okay, thank you. All right, so then let's take a look at the calendar. Yes, so the 2026 calendar, much like the one for this year, generally places meetings on the fourth Monday of the month. There are a few exceptions around holidays, like you've seen with this year's calendar. We are happy to consider any adjustments you all might like to make to it. Can you go back and we'll start with January? Yes. Just December, which would be the last Monday of that month. Yes, most months, the fourth and the last Monday, are the same. There are several exceptions. Yeah, there's a few exceptions, mostly related to holidays. And like, yeah, holidays, like we have May. May, because you don't do it on Memorial Day. Correct. Yeah, June has five Mondays. So again, we went with the fourth, because that's our typical pattern that we follow. July, the last one. August was also a five-Monday month. Same with March. And then you can see, in November and December, we adjusted, just to make sure we weren't following up on it. I'll entertain a motion. I motion for approval. So the training is more just a cursory review of the board, how you all are abled by state law, and then your primary functions, and hearing zoning variants, assigned variances, and appeals of staff decisions. So it offers an overview of each of those, what the board's options are in considering each case. And if you would like, staff is happy to meet with you and run through that as well. And then it's quasi-judicial. Yes. So we don't make recommendations that then go to counsel. We make decisions. Yes. Any decision you want to make here can be appealed to the court.
