We're following that process of the full cost modeling through every GMP and then we bring you the final GMP price. Again, we still have an off ramp through the CMAR process to where if we cannot agree upon a final number for the GMP, we can remove that portion from their scope and go and advertise it as a competitive sealed proposal. And it becomes a separate standalone project on its own. Have you done that? Is that correct? >> Yes, it is. We have been able to negotiate a price with Sunt and then with McCarthy on our first one. >> On the slide, I think you have the wrong year for the GMP number 2. >> You are correct. >> You're taking it to council tomorrow. >> It is 2024. Sorry about that. >> Throw somebody off. >> We'll get that fixed. >> I believe we have 120 or so roughly segments in this package. The first one had 14 segments. They were longer segments. This one had primarily all the work within UNT. Another 50 and then we'll have approximately another 50 coming forward in package 3. That's more focused north of kind of the Oak Hickory area in the residential neighborhood between 380 and Oak Hickory. >> I'm just looking at that map. Are these approximately equal-sized? >> So far, we're actually expecting our 30% cost model for that package 3 here in the next week. Early conversations is we're going to be near that $40 million mark once again on package 3. It is the dashed lines that you can see there on the map. >> In the past, whenever we've been working with the DME, we were asked to look at where the sewer, where the water and where the streets are. Here you just have there's something happening on the red. >> Correct. So we were asked to consolidate the graphics because they got so messy with the size of these projects. They kind of just turned into brown lines with the amount of work we were doing. And so we're going to continue to do that. And we're going to include streetlight conduits, pull boxes and stuff for them to come in right after our project and install the street lighting component. >> And of course, UNT area, major pedestrian, it probably already has sidewalks, so you're really just looking at the ramps and the improvements. >> Absolutely. It's really just on the sidewalk piece. And not only that for construction, but how to route students through there while we're constructing over the next two years. >> Of course, package 3, it also runs past future middle school, future elementary school, so there's going to be a lot more sidewalks. Thank you. >> Some of those, the package -- I'm sorry. You perked my interest when you were talking about sewer and wastewater and such. Some of those streets, the sewer lines are not at the street, they're in the back. And so would that entail moving them to the street where you're doing that work or are you going to do the improvements where the sewer lines are now? >> Yeah, so great question. We did evaluate that. We evaluated all that you need to bring it around the house and get it out. We did evaluate several of these neighborhoods for water service replacement, and when it came down to it, looking at it, water distribution gave us the direction that it was kind of cost prohibitive at this point with other needs within their CIP. And so we do have infrastructure, new infrastructure going in that would allow for future tie-ins if they wanted to do that. But we don't have that. So they elected not to include it. >> So you'll come back another day and we'll talk? >> If that's a direction that they choose to go, yes, sir. But currently from our understanding, the areas that had the mains in the back did not have high break rates or things that were making them condition based replacements. So we're not going to discuss that themselves, but it's quite interesting. >> Any further questions? >> Yeah. So remind me, is the inspection being outsourced on this project? >> Yeah. So for the 2019 bond program, we do have city of Denton inspectors. We also have consor engineering that's over all of the 2019 bond program. >> Is that in this budget? >> Yes, that's correct. >> So we're not going to discuss that project or that contract back in 2021. >> Right. So the next question was something and I was listening to your answer, sorry. Oh, like the DME or any other franchise, franchise utility shouldn't cost you anything if they're relocating. But is DME cost in there as well? >> That is correct. >> So they get their markup on that cost as well? >> Correct. Any general condition cost or anything that's labeled cost of the work, they get their 5.25% markup on. And so that all totals there to that construction fee of just over $1.8 million. That's based off of all general conditions cost and then that cost of the work. >> Okay. >> But they are in charge of coordinating all that? >> 100%. So sun alone has a project manager, a couple superintendents and I believe three project engineers, a scheduler, and then a two-person maintenance staff that goes around and does sweeping, signage inspections. All of that is kind of baked into just the CMARC's responsibility. And then if they have a project manager, they're the ones that do that. And then we have maintenance assistant superintendents that are bid through that work package. >> I'm sorry. So what do you guys do? >> Hopefully just answer phone calls and tell the good stories about how we complete it on time and on budget. >> So they handle all the PR as well?
