I arrived at the Development Service Center at 401 N. Elm Street on January 8, 2026, right around 3:00 PM. I found my way into Training Rooms 1 and 2, where the commission was gathering. Once everyone settled in, the body confirmed that a quorum was present, and we were good to go.
We kicked things off with the Pledge of Allegiance to the U.S. Flag. Right after that, we honored the Texas Flag with the special pledge: "Honor the Texas Flag – I pledge allegiance to thee, Texas, one state under God, one and indivisible." It's always a nice, grounded way to start the session.
Next, we moved into the Work Session. The focus was on Item HBS25-016, where the commission received a report and held a discussion regarding the HABSCO annual training. It sounded like a really thorough review. They covered the powers and duties of the commission, the process for determining dangerous buildings, quasi-judicial hearing procedures, and the Open Meetings and Open Records Act. It felt like a solid opportunity for the members to brush up on the procedural and legal frameworks that guide their work.
Then came the Items for Consideration. First up was HBS25-014, where the commission moved to elect a Chair and a Vice-Chair. It's always a key moment to see how the leadership roles for the commission are assigned! After that, they considered HBS25-015, which was the approval of the minutes from the November 13, 2025 meeting—just making sure the official record is accurate.
The final consideration item was HBS25-018. The commission received a status update on prior dangerous and substandard determinations made pursuant to Chapter 17 of the Denton Code of Ordinances. It's great to see them staying on top of building safety issues and tracking the outcomes of their previous determinations.
As we wound down, we hit the Concluding Items. This section allowed for responses to inquiries under Section 551.042 of the Texas Open Meetings Act and reports on community interest items under Section 551.0415. This is the part of the agenda where the commission can share expressions of thanks, congratulations, event reminders, or announcements regarding public health and safety. They also noted that the commission reserves the right to adjourn into a Closed Meeting on any item if necessary, consistent with the Texas Government Code.
